Was kicked out from RV site at St. George. Not welcome for camper trailer with tent on top. But Janet I think her name is, welcome us with open arms. She s lady in office, so if your reading this, I m sorry. But super cool lady, compared to other site. Was totally short with me.Anyways this site is way quieter, not by freeway. Beautiful trees, restroom and shower. Plus laundry room. Great place for first time campers like ourselves.Nearby activities: Zion, St. George, Snow canyon. Kanarra Falls.

What a hidden gem for tenters! Don't let the "RV Park" in the title put you off! We have tented in many campgrounds through the years. Leeds RV Park & Motel, has been one of the nicest campgrounds we've ever tented in! The tent sites have lush green grass, large shade trees, most with cement pads that hold a four-sided table, an in-ground fire pit or grill, and plenty of room for extra camp chairs.The bathhouses (with showers) are super clean and have plenty of hot water (all with heat, some with AC). The laundry facilities located in the Club House are excellent, and and the Club House (with AC and heat) is inviting especially after a long day of hiking in Zion National Park which is a simple 45 minute trip from the campground. Rate with no hook-ups was only $30.00.The campground is amazingly quiet, the mountain views at sunrise are stunning, and the short and long-term RV'ers have been super welcoming! The host and staff were terrific as well.Tent or RV, if you are planning to visit Zion National Park, we would highly recommend staying at Leeds RV Park & Motel (and tents!)

Super easy in and out. Lots of shade trees that were trimmed up perfectly for keeping it off the top of the trailer. Flat nicely groomed gravel sites. Clean restrooms and laundry with a great price. Great location for Zion and the surrounding area. 4 days was not enough to see it all. We will be back.

Super clean and meticulously maintained grounds, very quiet, friendly neighbors, overall a very nice park.We stayed for 2 nights and were lucky to get that, it looked to be full up when we were there.Most of the spots looked to be occupied either permanently or long term but even those were very well kept. Not like you see in other parks with a lot of "stuff" just piled outside.Lost one star due to lack of wifi (or wasn't told it was available), we weren't given a code to the restrooms/showers when we checked in... or any form of brochure/rules etc. A little more communication would be very helpful.

We arrive with our tent for an overnight stay and ended up staying for 3 nights. We had the best experience of all campsites we visited so far. The host was very friendly and supportive, the shower and toilets are greater and the tent is on a grass surface with many trees providing the perfect setup.

One of the cleanest and well-maintained campsites I've seen. Gravel sites with concrete pads, fully functional hook-ups, well-trimmed but lush trees and grass everywhere. Clean bathhouse and restrooms. There's a clubhouse! Lots of picnic tables and fire pits for common use. OK for large rigs. Janet, the manager, was out-of-the-ordinary pleasant to deal with, on the phone when I reserved, and during check-in. I'd return.

Quiet, clean, peaceful. The wi-fi is poor. Make sure you have a hotspot or you can call a local service provider to have your own internet set up. Pet friendly and the people staying here are great. Nice laundry and shower facilities. Cell phone reception is good. Most spaces have good shade, just depends on where your space is. We feel like our belongings are safe on this property.All the resources you need to resupply are about 15-ish minutes away. There is a small market in town but it is well stocked. Electricity is separate from the other fees.

Super clean! Nice flat RV spaces. Bathrooms were clean and the showers are big. The grounds were well groomed and there's nice shade trees. The staff takes pride in running the park and it shows. By far the nicest people we've had the privilege of being hosted by. Thank you to Janet for going the extra mile to make us feel like family. We will be back. Highly recommend staying here to anyone. Family friendly.

It was great! Quiet street, hot shower, lots of trees! I'm glad I was the only one in the car/tent camping area though cuz it would have felt crowded with 2 or more vehicles there unless it was your own group.

Clean, safe, neat & tidy. Not a destination RV resort, but a perfect place to hook up for overnight or for a few days while visiting Zion National Park. Owners / management were very pleasant and helpful. All gravel sites with a concrete pad, so very little dirt tracked in to our rig. Full hook up (W, E & S), easy in and easy out. Close to I-15 but really not much highway noise. Highly recommend.

Janet and Kurt have been nothing but excellent! They keep everything clean and well maintained. Very kind and warm! Kurt always smiles and waves when we drive by. Janet always smiles and makes you feel right at home when you drop by her office. It's very quiet at night, and is secluded from too much city noise. Making stargazing perfect. The price is fabulous, and has a great clubhouse, laundry room and pet area for our fur babies. We don't have a problem with the one person bathroom; as we don't really have a need to use it: but when we have it's been great and well maintained. Our spot we've been put at has great shade and is convenient to all of the major amenities. If I had to complain about something, it's the wifi is up and down and has a hard time working in the spot where we are at. But that's a minor thing I can live with! Great place! I recommend you guys 15/10 to anyone who likes quiet, less city noise and friendly RV locations! I'd give you guys a million stars if I could

As soon as we arrived we were greeted and immediately felt welcome. Facilities were top notch and we never had to wait in any lines for washroom. The people that own the campground take great pride in keeping everything clean and up to date. I wouldn't stay anywhere else while visiting Zion. Love this place!!!!!

This is a small very pleasant rv park has lots of trees which make hot temperatures more bearable. Sites are nicely spread out restroom is clean. Most importantly the owner is very helpful friendly we had a problem with our refrigerator she gave us a name of company to call she even offered space in a refrigerator to use in the meantime .

Leeds RV park was awesome. Bathrooms were amazingly clean with running water including showers. It is a great base camp to enjoy Zions, Quail creek state park, Sand hallow and more. The camp owners are a nice couple from Utah and just good people. We camped in tents, and it was a nice change to to have grass to sleep on. Would recommend to anyone.

We just had a family reunion for a week and was very satisfied with the overall hospitality. Very clean, nice rooms. Anything that we needed or didn't have the management did their best to help us. They accommodated over 60 of us, lots of places in the area to visit. Leeds is a very small town away from big city although, close enough for shopping, swimming hiking,fishing. We would go again

We walked into the office to inquire & was met by Kurt, the manager, with such a warm, friendly and enthusiastic greeting. He was beyond accommodating, patient and we enjoyed his exuberant nature ... not to mention that the grounds were beautiful! Lots of big shade trees, well maintained lush green grass, impeccably clean and no 'eye sore' trailers. We hope to stay here soon! Thank you Kurt for welcoming us like no one has before!! (Although we are new at the RV lifestyle, we've been full-timing it since 6/1/17 & have stayed at 19 diff. RV parks in 7 states in just 10 weeks).

I called around before we got there and Janet was amazing and the most friendly! She was very patient with me and the disorganization we had on our end getting there. It was a very clean park, with great bathrooms/showers and a great little dog area. Janet's husband did a great job maintaining the park, we were there when all the leaves were falling and he was on top of it everyday! And if your dog likes to dig for gophers just down the street is a great place for gophers mounds! We will recommend this campground to everyone and if we stay in the St George area again we will only stay at Leed's RV and motel. Thanks Janet you are awesome!!

Very quiet, beautifully shaded and sheltered from the wind. Well spaced sites, gravel, level, services all easily accessible. RV park mostly occupied by full timers, very friendly. The only down side was almost unusable internet. Wellpositioned to visit lots of wonderful tourist attractions.

My husband and I stayed here for five nights while we hiked in Zion national park. We tent camped and had a terrific experience. The park was beautifully kept and was very peaceful. We never had to wait to use the bathrooms. I would highly recommend staying here if you are going to spend time in Zion.

This is a great place to stay when exploring the Zion area. The sites are well shaded, which helps since it has been over 100 every day (early July). The owners are organized, helpful, and run a very clean and tidy place. The clean showers are rooms with toilet, sink, and a huge shower with good flow and lots of hot water. Some people appear to be permanent residents. There are not many services near by. A small market we did not go to, a post office, a restaurant that never had cars at it, and a few other nonessentials. The only thing that would make this better would be to have it in the wilderness.

What a hidden little gem. Friendly staff, large spaces not too close together and we even had a nice raised strip of grass beside us and beautiful shade trees. Few permanent residence but they keep their area clean and clutter free. We didn't use any of the facilities. We will be back. Bonus is where it is situated there is less wind and cooler temps than ST George or hurricane. Great evening walks to see cows and horses at the near by farms .

Great place to stay close to Zion, close to Sandhollow dunes. Very quiet at night, some full timers here but they're in bed early. Nice shaded spot plenty of room for slide outs on both sides. We had a pull through with 50 A. Nice dog park with grassy area. Be back next year.

My wife and I stayed at this campground for 4 nights. We used this campground to see Zion National Park and explore the surrounding area. The manager who checked us in was very friendly, he gave us printed paper of what was worth seeing in the area. The campground is just in from I-15, you don't get any of the traffic noise. If you were staying at the Big Box Campground that faces I-15, you would hear the traffic.We had a back in camp site with all 3 hookups and cable TV that could accommodate our 30' 5th wheel. The bathhouse was new and spotless, as was the laundry room and rec. room that was well equipped. We enjoyed our stay and would go back.Greg and Karen Higgins

Very quiet and pretty setting. Nice lady working at the office. Sites are clean and each one has it's own patio slab. TV is sketchy is the only bad thing, but does get a few channels. Only use TV at night to go to sleep to though.

We wanted to stay at Quail Creek State Park, but the campground was full. We showed up here and camped for the night, and it worked out great. We camped on grass, had a little fire pit, and had a table with benches around it. It worked great and I'd recommend it if you're looking for a simple spot to pitch a tent. There wasn't much to explore around this area, which was the only downside.

Stayed only one night but very friendly and had everything we needed. When I called for a reservation they didn't have a pull through but was told they would keep us in mind. Three days later called to tell us they would be able to provide a pull through. The fact that they actually did keep us in mind and then called us back was not typical for most parks. Thank you!!

We really enjoyed our stay at Leeds RV. What originally brought us to the park was that it was close to Zion National Park and very reasonably priced. The managers were very nice and accommodating. They both (as well as the owner) take pride in the way the park looks and takes very good care of the grounds. It has great cable options as they give you your own cable box for the TV. The Wifi could be better, the closer you are to the club house the better it is. Looking forward to staying there again.
