Set on a bluff overlooking a Long Island beach, this unpretentious condo resort is 2 miles from the East End Seaport Museum & Marine Foundation, and 3 miles from the Horton Point Lighthouse. Modern 2-bedroom condos with beach-inspired decor feature balconies, kitchenettes and living rooms with pull-out sofas, as well as free Wi-Fi, flat-screen TVs and BBQ grills. Some add ocean views. Parking is complimentary. There's also a heated outdoor pool, a guest laundry and direct beach access. Summer activities include movie nights and Pilates and yoga classes.

Came here with my husband and 3yr old. Check in was simple and our condo was so clean. From what I understand, each condo on the resort is individually owned but are all rented out by the same management company. So what your room looks like will be totally different then the condo next to you. I loved that the beach is located right behind the resort and it s private. Walls are thin but there are quiet hours from 9pm-6am, so it worked out great for us. I was able to get an early check in (10am!) instead of the stated time, 5pm, which I felt was super late, especially with a young child. Our view of the LI Sound was spectacular from our room. Overall we had a great time and hope to be back next year.

I had an overall positive impression of the resort till I checked out. At the time, I learned that the resort had a discount to customers if they booked for Sunday and Monday. However, when I found the price on Cliffside website was higher than that on Expedia, I called them to ask if they had a discount because Cliffside pays Expedia commission fees for reservation via Expedia, and they should provide a lower price to customers booking directly with them. However, I was told on the phone that there would not be any discount. So, I booked with Expedia.The manager told me that it is a special, not a discount, and they do not have responsibility to tell customers about the discount. Tell some customers about the discount or special, but not the others? How unprofessional the answer is if it is not discrimination. The managing team decreases the income of the resort property owners.

Myself and many family and friends stayed here for a nearby wedding during the month of September. We did pay extra for the upgraded views. Very glad we chose to do so. Absolutely spectacular views of the sound and beautiful sunsets. Rooms were all clean and nicely decorated. The only criticism I d say was that the walls were thin enough that I could hear muffled voices from another unit. Wasn t overly loud, but since the area is so quiet I guess sound travels easier.I honestly wished I d booked an extra night to truly enjoy the property and greenport. Would happily recommend cliffside condos and we look forward to staying here again.

Love the location, view and room was spotless. Stayed first weekend in December.I gave it 3 stars as walls are paper thin and you can hear everything going on with your neighbor. We happened to have a very loud one, and we couldn t sleep all night in main bedroom .The other bedroom our friends bed was rolling down as I guess wheels were not locked.Other than that beautiful place

Well here's the lowdown on this place. It's good only for the location. If your just two people, it's better. Coming here with others and sharing a unit with 2 kids, is not great! So here's what you need to know.First, the bathrooms, even nice are small, granted we don't spend allot of time in the bathroom, that's not what you come here for, but the counter space is tiny, it's small and cramped and if you need to share it with anyone, it's a bit frustrating.Second, there is NO KING SIZED beds. The master bedrooms have what is considered full queen. Grown adults that are a little on the plus side, will have a hard time sleeping together and the mattresses themselves absolutely stink and are way to soft.Each unit is owned by an individual person, so not all units are the same, some very nicley done, some not so much and you never know what your going to get. Trust me I've been coming here for years. The last unit I stayed in was one of the most expensive ones available on the "waters edge" and it was absolutely terrible. Bugs, rust on the patio ceiling, terrible outdoor furniture and very little place to sit. We had a beat up table and four chairs. That's it.!It needed work and care inside and out and clearly this owner was just in it for the money. So don't go by the pictures online.Three, NO DAILY housekeeping. You have to pay extra if you want a room maid to come and clean the bathrooms and change the bed sheets. It's not like a regular commercial hotel that cleans your room everyday. So your on your own unless you poney up more and sometimes will be told that they might not have time due to check out units that maids need to attend to first for new arriving guests.Four. The privet beach is not as great as it sounds. It's full of rocks, not very sandy and there really isn't allot of beach. It's more like a small inlet, not a beach and there is no real waves. It's calm and beautiful to look at. The views are amazing but if you like a soft sandy beach, this isn't it.Five, the units are small so your neighbors hear everything you do and sometimes noise from others is disturbing. People get lousy and drunk and if your looking for a quite serenity, you might have it, or might not.The staff is not very friendly, can be rude but will see to it that your needs are meet if you have any issues with the unit. Like a broken AC unit or something that needs attention. Want more towels? Go to the office and get them. No one brings you anything. It's not a resort. It's not a hotel, it's just a condo to stay in.Finally, for the price, for a view and an excellent location right in Greenport near all the winery's, with a beautiful view, it's OK. But be aware, it's not a hotel. It's privately-owned waterfront condos, managed and rented by a company. Good place to stay and more affordable then other waterfront properties for sure, near everything you wish to do on the North Shore. Be aware that sandy beaches are beautiful on the South Shore, but you will need to be up and out early to avoid the horrible traffic. It's approximately 2 hours to Montauk and Southampton on a good day.

Stayed here in November for a family wedding nearby. Even though we couldn't enjoy the beach the view is absolutely breathtaking! We had a two bedroom and it was amazing with a little kitchen. It was decorated beautifully and roomy for us to get together and hangout with other family staying there! I would love to come in the summer and enjoy all this place has to offer!!

We had a fabulous time. Especially when the visit every evening from the buck passed by our deck. Memorable. The last night we were there...a doe appeared. <3 Can't wait to revisit the Cliffside Resort.

I can't understand any of the negative reviews. I was raised in the south shore but have recently become a north shore fan. This is probably the best beach I've seen on the north shore. The rooms at cliffside are very beautiful and super clean. Really nice atmosphere around the place, kept up beautifully, peaceful and serene. So very worth the money. This is our new getaway spot from now on and believe me I am going to tell everyone I know. I should have booked a longer stay but also can't wait to come back. Great job Cliffside!

Nice place, very clean, kitchen had all the plates/utensils/pots and pans we needed to make some food. The beach is right out back, there are adirondack chairs overlooking the water right by a lot of units and then lounge chairs right on the beach down a lit staircase. We spent a lot of time at the beach and on the patio of our unit and thoroughly enjoyed our trip. 4 stars instead of 5 because both showers leaked, the pillows / bed weren't that comfortable and the walls and ceiling we're very thin, so we heard everything around us. Making a reservation was also a real pain as we could never get someone on the phone and our voicemails were never returned. Once we finally did talk to someone on the phone and made our reservation, we had to call back to double check everything as we never received a confirmation email or anything of the sort and they didn't get the reservation correct. Overall though, this was a really nice and affordable place to stay!

Wonderful location. Clean modern condominiums. No ovens though! Be aware if you planned on baking. Only stove top with 2 burners. Also no freezer! Just a refrigerator. Beds, rooms, etc were great. Middle of May we stayed and it was so quiet. Get a room with an ocean view and patio.

Beautiful location with amazing sunset views. The rooms, however, are pretty outdated and snug. We tried using the pullout sofa and the bed was broken. We only paid $380 in the off season, but I would have been very unhappy if we had paid the typical summer rate of $600-700 per night. Not worth it.

The accommodations were nice, location on the water was beautiful, and it was fairly close to downtown and wineries. The unit had 2 bedrooms and 2 bathrooms with a kitchenette area. Beds were comfortable, great space in the unit, nice outdoor pool. Would definitely stay here again.

Pool heater never worked. Pool shut down for hours on hot weekend morning for "PH check". Private beach uncomfortably rocky, and no supplies offered. Porch very buggy (and bugs get inside room) and hadn't been cleaned in ages. Blinds missing slats. No cleaning offrred dufing stay. Staff rather brusque and unavailable. For $500 a night, not up to par.

We had booked a block of rooms for my sisters wedding this November. Upon guest arrivals they were supposed to get a welcome bag with various gifts, directions, and an itinerary for the weekend. The front desk was not only short and rude with them but never gave out the welcome bags to the guest. Those staying there went back to the office twice to try and get the bags with no luck because workers were late and never available to talk. I reached out to the hotel on Sunday to pick up the bags and was told that since no one got them, the bags were thrown in the garbage. I have since reached out three times to speak with a manager or owner and have recienced no call back.My whole experience with this hotel was unprofessional and unhelpful. I do not recommend staying here if you are looking for a clean, welcoming environment

Cliffside Resort is a great place! The rooms were clean and very cute. We had a Water's Edge room which was great but unfortunately an obstructed view which was disappointing, especially since we paid extra for that room. We walked down to the beach and saw the most spectacular sunset. Location can't be beat!

Hello Everyone:ANNOUNCEMENT: Cliffside Resort Unit B203 waterfront view has been completely renovated - Much to our surprise we are all about the view! So now we got to enjoyAll new floors, the place got a new paint job, AND now has a electronic fireplace that has heat or the cooler months, or none if its warm and multi colors (grandson loved it as well as my mom) My husband loved all the new TV's - said the kids will love hooking up the tv's to their gaming consoles - and our Friends that stayed with us were WOW'ed!We went looking for a place that had fun amanities to work remote for the 2 weeks we were looking to get away and we had NO ISSUES - ( Have had major issues elsewhere you know what i am speaking about - it can be a NIGHTMARE) Sooooo we stayed & had different friends come visit over the 2 weeks that we were there. Each of our guests were blown away with the view, the pool -its outdoor and HEATED - And then we found out it SALTWATER ( so good for your skin) -we had an amazing time to go and chill with our Yeti's (With a cocktail - sushhh its our secret!) that we enjoyed after a long day working. There is a lifeguard on duty. ANDDDD the FREE Mid-week extras were Amazing - Movie's on the lawn, Pizza truck night - (its unlimited and So good), & then there is a Bonus Taco night! Whatttt - they are included in your stay for FREEEEEE! Let's keep it our little secret!! go have fun. PS there is a great bagel store down the road, actually 2 both are good - -the restaurants in greenport are really good - -go out and explore - there is SO much to discover.

This place is amazing we booked a night through groupon and due to weather we were unable to make it out we called them up and they were able to switch the night for us they were so friendly and great to deal with! The rooms were so cute and fun with a kitchenette and a porch with outside seating just so cool. And the view is breathtaking plus the electric fireplace made a nice evening by the TV

Beautiful grounds and rooms were nice. Good location. No oven or washer/drier in condo. Microwave and electric cook top helped prepare meals and for laundry there were coin operated machines in the basement of each Building.

So very disappointed that we paid $1000 for two nights and not everyone had a place to sleep. We were guaranteed that this condo would sleep 6 people. The first night the sleeper sofa was broken and no bedding was provided. We called for someone to at least bring us sheets so we could sleep on the mattress on the floor. We called after hours twice and no one answered. Someone finally came by at 1:45 am, he seemed quite out of it, possibly under the influence. He came back at 2:30 am to bring bedding. We called again in the morning to have them bring something (cots or an air mattress) by to actually sleep on. They left two paper thin, broken cots outside the condo. The housekeeping also broke the sleeper sofa even more so we couldn t even get the mattress out to sleep on.

The condominium we stayed in was nicely decorated and loved that it had two bathrooms and a balcony with a table. However, the sofa mattress had missing springs and was sinking in places, so guests had to sleep on the couch pillows on the floor due to discomfort. There were marks on the ceiling and walls from dead bugs. The only saving grace was the view from our room, the beach, pool and location. I would give it another chance though.

Great place to stay in Long Island wine country. We arrived just in time to see an amazing sunset from the condo. Unit was very clean and welcoming. Will definitely look to stay out here again. Short drive to cute downtown Greenport was a nice surprise.

So we had to change rooms 3 times in this vacation. I dont know if its a miss communication from online to the facility but we booked it for 5 ppl and the tiny room was not going to fit the 5 ppl. The kitchen table was countertop table with only 2 chairs lol. Then we switched to another room. The supplkes in the room were dirty and half used. The pgone and tvs were half broken and barely working, and we had no hot water. When we went to inform them they came checked it out and said they fixed it give it time. The gentleman who helped us was kind.We gave it almost 2hrs still no hot water. The receptionist got frustrated with us accused us of lying and pointed her finger towards the door telling us to leave. Well leave we will and trust us will not be vacationing here again. So disappointed. This place is not cheap. You can get the same set up jn the town for the same price. This is our family spot to end our summer, we literally rentnout rooms at a time here. next year we will all start moving on to somewhere new.

Great view of the ocean (really the north shore sound with Connecticut across the water), very nice and well kept rooms, a small private beach is right behind the resort. There is also a pool. Wheelchair accessable rooms and bathrooms are available.

Let's be clear, this is not a resort. It is a condo complex with a beautiful view and beach access to the Sound. Close to Greenport by car. Reception rude and unhelpful. No towel or bed linen changed daily. U have to take ur linens to the reception area to trade for clean. Really, in a resort? No resort I have ever stayed in before. And not inexpensive at the end of season. Condo less than adequate. Showers with very little pressure. No oven or at minimum micro/convection combo. Outdated appliances. Wine refrigerator hot and very loud. Old outdated complex. Very loud guests. Walls like paper. Can hear neighbors on the commode! Won't be going back there again.

Beautiful views of the sound. Condos are neat, clean, and well decorated but walls are incredibly thin. Bedrooms face stairwell so bring eye mask if you need complete darkness to sleep.
